  • Is there an on-site manager?  Who do I call for an emergency?  The Association's Community Manager, Laurie O'Donnell, is on-site between 9:00 a.m. and 1:00 p.m. Monday through Friday.  You can reach her during these hours by phone at (703) 729-8906, by FAX at (703) 880-7120, or by e-mail at .  Her emergency beeper number is (703)-817-9111.  (You will only receive a return call if it's a true emergency.)

Laurie has been an employee of the Association since 1995 and provides such services as: supervision of subcontractors, obtaining bids for subcontracted services,  as well as a general clearing house for problem solving, communications with homeowners and the Board of Directors and to serve in an advisor capacity. The manager reports directly to the Board and all decisions are made by a majority vote of the Board of Directors. The manager may be reached online through the Management Office page on this website or by phone from the numbers listed on the Contact Us page on this site.

  • Where can I post a notice about  some items I have for sale?   The bulletin board outside the fitness room in the clubhouse is available to residents who wish to post notices.  The bulletin board near the trash compactor is used for items of general interest to the community like resident meetings  and events.  Please do not post any notices above the mailboxes in individual buildings because it becomes unsightly and also there is the risk of damaging the siding.  You can also submit notices to the Property Manager for inclusion in the condominium newsletter.

  • Who should I contact with questions about my monthly condominium fee?  It is a general question, call our on-site Community Association Manager, but if it's a specific question about your personal account, contact Summit Management  703-360-0904 (office), 703-360-0906 (fax), or e-mail .  All assessments should be mailed directly to their office, not dropped off at the Property Manager's office.

  • Does the Association ever rent out the clubhouse?  Absolutely, for Westmaren residents (both homeowners and tenants) there is a $150 usage fee plus a $250 security deposit.   You can either download an application from the website or contact the on-site manager for a copy.

  • Does Westmaren have "Reserved Parking"?  No.  The  spaces are available on a "first-come, first-served" basis.  Only two vehicles per unit are permitted on the property at the same time and must be registered with the office.

  • Does Westmaren have designated pet areas?  No.  Loudoun County Ordinances state that all pet owners must pick up the defecation left by their animals), subject to a $200 fine.  "Pooper scooper" bags and trash receptacles are available throughout the property for your convenience.  All pets must be kept on a leash at all times.  Also, cats are not permitted to roam the  property freely.

  • Does Westmaren have any type of pest service?  An independent exterminating contractor performs pest services the first Monday of every month.  The cost is only $15.  Please call the Community Association Manager to schedule this service in your unit.

  • Is the Association's engineer available to do work for individual homeowners?  The Association does not provide this service; however, the engineer may be contracted on his own time to perform any work requested.

  • Where do I take out the trash?  Westmaren has a large trash compactor that is emptied approximately every two weeks.  It's located to the right of the front entrance, behind the wooden enclosure.

  • What do I do with large items that will not fit in the compactor chute?  These items are the responsibility of the resident.  Please do not  leave them in front of the compactor.  These items must be taken directly to the dump.  The phone number for Loudoun County Landfill is (703) 771-0187.

  • Does the community offer any  recycling options?   You will find a co-mingled, newspaper, and cardboard bin near the compactor.  Following is a list of items that can be recycled:

Glass Bottles and Jars-Include green, brown and clear glass.  Re move caps and rinse.  Leave labels on.  Do NOT include broken glass, light bulbs, window glass mirrors or drinking glasses.

    Aluminum and Steel Cans -

Plastic - Include only No. 1 and No. 2 plastics.  Remove caps and rinse.  Crush to conserve space.  DO NOT include oil containers, toys, margarine tubs, flower pots, plastic wrap or plastic bags.

Newspaper - You can tie the magazines and newspapers in bundles or put them in grocery bags.   Glossy inserts may be included.  However, no phone books or thick catalogs can be recycled.

  • Where do I put  my boxes when I unpack?  Recycle them in the cardboard bin which is located near the compactor.  Please break down the boxes first.

  • What services does the Association offer to the residents?  The  manager is notary public and can provide service while she is on-site.  The Property Manager's office also has replacement keys to the fitness room, mailbox locks and window screens.

  • Since UPS usually won't leave packages at the front door in a multi-family building when no one's home, can the Manager's office receive these packages for me?  No.  Most residents work during the day and return home after the office is closed so they would be unable to retrieve their packages.  Also, this would present a liability situation for the Association should packages be damaged or stolen before the addressee could pick them up.

  • How do I obtain a certificate of insurance?

Certificate of Insurance/Proof of Insurance:  www.usicondo.com  703-698-0788 (office) or  fax to 610-362-8377.

  • What are the move-in/out times?  Move-ins and move-outs are to be scheduled between the hours of 9:00 a.m. and 9:00 p.m. in order not to disturb or inconvenience other residents.

  • While I'm at work during the day, can I ask the Property Manager to let contractors into my unit?  No.  Although we realize it is an inconvenience for residents to have to schedule appointments with Washington Gas, the telephone company, etc. during normal business hours, the Association cannot assume the risk of letting the incorrect person into your unit, nor does the Manager have time to oversee any work being performed.

  • Is there a lock-out service provided?  We do not offer a lock-out service, but if the unit owner comes to the Property Manager's office during her normal hours on-site, he or she can sign out the key.  This courtesy is available to unit owners only, not tenants.
